•In a word, No! We are Home Inspectors and have little or no special training in determining property values nor do we know whether or not the inspected home is the best for the client. This work is best done by the client(s) in consultation with his / her real estate agent, appraiser, lawyer, and others who are trained in this field. 

2. What if the house fails?

•Home Inspectors do not pass or fail a house. We simply, using visual and non invasive means, note how the house is performing. In other words, we try to determine whether each of the systems are doing the job for which they were intended. Although Professional Home Inspectors spend a lot of time studying the National Building Code, we are not code inspectors. Although we often comment on areas where best practice has not been adhered to, we do not pass or fail the home, nor do we quote code. Code compliance is best left to the building inspectors, which have a far different function from a Home Inspector. Home Inspectors work for the client. We do not offer to do other work nor is there a hidden agenda to encourage you to purchase other services. What you see during the inspection is what you get.

3. Do you only inspect homes for new purchasers?
•No. Although inspecting homes for potential purchasers makes up the bulk of our business, Home Works Inspection Services will inspect the home for the seller (pre-listing inspection) to aid them in a better understanding of what needs to be done before placing their home on the market. This greatly reduces unexpected surprises during the selling process. Also, home owners who have purchased a home warranty often hire a Home Inspector to do a full inspection before the warranty expires so they will be aware of areas that may require special attention. Home owners planning a renovation will often obtain a Home Inspection so they will better understand what can be done and what to inspect in their proposed renovation. As the Home Inspector is truly unbiased because he/she has no other service to offer beyond the inspection, home owners often feel more comfortable knowing that the inspector isn't using the inspection to gather further business. Appraisers can also utilize the results of a Home Inspection to gain useful knowledge and aid in getting a better overall understanding of the property.
