A Typical Inspection

During a typical inspection, we arrive at the residence to be inspected and first introduce ourselves to the home owner (vendor), outline our procedure, and explain what to expect during our visit.

We begin by examining the exterior of the home and go on the roof, if and when possible. This gives us a much better (close up) view of roofing, flashings, skylights, chimneys, other roof penetrations, and any other factors which may have an effect on the roofing system.

Although we are looking for any special features (both good and bad), our primary concern is determining how well each building system is performing the function for which it was intended.

Included in this exterior tour is examination of the external electrical features, exterior faucets, lot grading, retaining walls, roof drainage, sidings, windows and doors, and garage, if present.

Next we go inside the home and usually begin in the basement (if present). This region often houses the heart of the home's mechanical systems such as heating and cooling, plumbing, electrical, and so forth. We can also observe and gather many clues about the functioning and structure of the home, from this area.

From here we go to the main living areas of the home, visually examining and testing systems as we go. We run water, flush toilets, turn lights on and off, open and close doors and windows, check electrical outlets, observe finishes and coverings, check heating and controls, as just a few examples of our inspection.

Finally we end up in the attic which gives us additional information on structure, roof functioning, insulation and ventilation, vent pipes and so forth.

We finish by completing our report on site (if the client is in attendance), discuss the highlights of our inspection with our client, collect our fee, and leave after having provided the home buyer with the most comprehensive and informative home education experience they are ever likely to receive.

Our clients then have the information they require to make an informed and educated buying decision, one which will likely be one of their most important and expensive lifetime concerns.
